Greetings!

Despite the cold weather and heavy snow falls this past month, February proved to be a strong month for real estate sales in the GTA. Due to the current cold climate, we are expecting to see a two to three week delay in the start of the Toronto spring real estate market, which typically begins in early March.

There is considerable pressure for the Office of the Superintendent of Financial Institutions (OSFI) to amend the mortgage “stress test” which requires home buyers having to qualify for mortgage payments for much higher than they would actually have to pay on a monthly basis. One of the unintended consequences of the stress test has lead to a spike in private mortgage lending last year, which often carries interest rates 2-3 times that of mortgages offered by traditional banks and trust companies.
